About Us
Founded in July 2018, we are an independent, team owned firm that partners institutional investors and family offices to invest in real estate opportunities in India.
We have advised on more than US$ 1 Bn of real estate investments since our inception. Having worked with the likes of KKR, Morgan Stanley, Kotak, HSBC in the past, our team leverages its extensive experience and relationships to bring about disciplined underwriting and thoughtful structuring to every opportunity we pursue.
Certus also runs a secured debt investment platform Earnnest.me, a secured debt investing platform, that makes 14%-15% IRR deals available for co-investment.
* Includes deals / exits done by Certus team members in their previous jobs

Our Approach
A transparent and methodical approach that drives our investment selection and partnering process
Our Investment Focus
We target strategies that offer significant scale across business cycles but suffer from capital dislocations or limited allocations. Most of our deals are off-market, proprietorially constructed and have following characteristics:
Team’s extensive experience in underwriting the asset class
Opportunistic returns
Attractive entry basis, driven by capital scarcity / dislocation
Uncompromising legal rights:
Senior credit or control equity
Strong governance rights including operational and / or monitoring control
How Can We Partner
We seek to create bespoke investor partnerships / special managed accounts where our expertise and investment focus compliment partners’ investment interests. We approach our underwriting as a principal and are willing to co-invest to ensure alignment of interest.
We have requisite licenses and legal set up in place to facilitate partnership with both offshore and domestic investors.
